Our Cottonwood property in Windsor does have a waiting list. All our Fort Collins properties are available on a first-come first-serve basis.

Our communities are always accepting waitlist applications for fully accessible (UFAS) units or applicants requiring accommodation for hearing or vision impairment. Availability is subject to change.

The area median income (AMI) is a statistic generated by the U.S. Department of Housing and Urban Development (HUD) for purposes of determining the eligibility of applicants for certain federal housing programs.

Yes, but would need to meet all other income criteria at the time of move-in.

No, just a valid Government ID.

Yes, you can still apply with an eviction on your record. Any amounts owed to previous landlords must be paid in full before approval. CARE takes into account all rental history for the previous five years.

No, income would not be counted with proper medical documentation. However, the caregiver must pass the criminal background check.

Household will need to have at least one non-student or part-time student unless one of the other CHFA exceptions is met. Please contact the office for additional information.

Yes, we do require a security deposit. Fort Collins properties require a deposit of $750. Our Cottonwood property requires either a $500 or $590 deposit depending on the number of bedrooms.

Residents are responsible for paying electricity and gas directly to the utility company. Residents are also responsible for paying the costs to obtain cable, internet services, or other optional services.

Yes, we allow up to 2 pets per unit with a $300 pet deposit per animal. Medical animals with documentation do not require a deposit.

Yes, every adult resident will have to sign a lease for their unit. The initial lease term is 12 months.

The initial lease term is 12 months with a lease break fee. At the end of the 12-month lease term residents have the option to sign another 12-month lease with no lease break fee and can leave with a 30 day notice.

You may stay in affordable housing as long as you qualify and comply with the lease.

Yes. Language should never be a barrier to finding a home. We have partnered with Propio Language Services to provide services for those with limited English proficiency.

CARE Communities does not issue housing vouchers but does accept them at all of our properties. For more information about housing vouchers please visit: Housing Vouchers in Larimer County (housingcatalyst.com).

Seniors are welcome to apply to any of CARE’s communities if the income, background check, and any other requirements are met.

Fort Collins: Rent is due on the 1st of the month, and you have until the 7th to pay. After the 7th, there is a $25 late fee.
Cottonwood community: Rent is due on the 1st of the month, and you have until the 10th to pay. After the 10th, there is a $10 late fee.

Residents can utilize Rent Café (our online rent portal), or you can bring in a money order or personal check.

Credit card: 2.5% fee per transaction

Debit card payment fee structure:

Amount is less than $1000: $3.95
Amount is equal to or greater than $1000 but less than $2000: $4.95
Amount is equal to or greater than $2000: $9.95

The roommate needs to fill out an application and submit $35 certified funds for background check.

Yes, there is a $25 late fee if rent is paid after the 7th of the month at our Fort Collins communities.

There is a $10 late fee if rent is paid after the 10th of the month at our Cottonwood community.

Residents that are in good standing can rent out the Clubhouse. All reservations must be made through the CARE Communities Office, with notice of at least 2 business days.
